All applicants will be met at the property for a viewing where you will be given an application form if you wish to apply. An application fee is required at this stage to process the application and all applicants (plus any Guarantors) will need to apply. This usually takes around 48hrs to complete. This is a one-off fee and there are no other fees at any stage of the tenancy. Once a fully completed application (& fee) has been received, no other application fees or viewings will be undertaken. All paperwork and supporting evidence must be submitted within reasonable timescales and all commitment dates honored. Once an Application has been processed, we then proceed to arranging a "Tenancy Agreement", an Inventory/Property Condition report after securing the property with a "deposit" and first months rent up front. The deposit, (or bond) will be registered with an Approved Government Scheme for your protection of which you will receive details within 14 days. An alternative correspondance address is required for this process.HOUSING BENEFIT: Our normal criterea for applicants in receipt of Housing Benefit is- - 2 month's rent in advance PLUS Bond (then payable monthly).

- Previous rental history (advantageous).
- Affordability (part-time employment, tax credits, child benefit, savings, other benefits, etc)
Some landlords will consider tenant(s) who are in receipt of Housing Benefit subject to the above ctiterea being met. We would always need to speak to an applicant and assess their circumstances first, before taking the enquiry any further. It's the same process with everyone and not just those claiming Housing Benefit. Ultimately, whether it is a standard application, housing benefit applicant, or a request for pets or smokers, it will be the landlord who decides who is suitable to them and we therefore agree an application in-principle before it is processed.
